About The Fire Safety Council

Supporting clearer fire safety records, accessible guidance and greater transparency for property owners, occupiers and fire safety professionals.

Our purpose

A clearer record of fire safety compliance

The Fire Safety Council provides an independent register for fire safety certification, property records and registered providers. Our aim is to make important fire safety information easier to record, maintain and understand.

Fire safety information is often spread across certificates, inspection reports, service records and different contractors. FSC brings those records together around the property, helping to create a clearer history of inspections, servicing, certification and other recorded fire safety activity.

Property records

Built around the property

FSC property records are designed to provide a continuing fire safety history rather than treating each certificate as an isolated document.

Public searches can identify the current recorded status of a property. Where authorised access is required, approved property users can view the more detailed timeline, event history and filed certification associated with that property.

This creates an audit trail that can remain useful when landlords, tenants, managing agents or fire safety contractors change.

Status at a glance

Green, amber and red

FSC uses a simple status system to make the current recorded position easier to understand.

Green indicates that the recorded fire safety requirements are satisfactory and up to date. Amber highlights recorded advisories or matters requiring attention. Red identifies an unsatisfactory inspection, overdue servicing or another recorded compliance issue.

The status is intended as a clear summary of the records held by FSC and should be read alongside the underlying inspection, assessment and certification information where available.

For property users

Owners, landlords, tenants and managing agents

Property users can create a free account and request access to the properties with which they are connected. Access is subject to verification, including appropriate proof of address or evidence of authority to act for the property owner.

Once approved, users can access the property's detailed record and the documents made available to them. Managing agents and portfolio landlords can have multiple properties associated with a single account.

For professionals

Fire safety providers

Registered providers can use FSC to file relevant fire safety records against properties and maintain a continuing record of work carried out.

The register is intended to support better record keeping and transparency. Registration with FSC does not replace any statutory duty, accreditation, third-party certification, competence requirement or professional obligation that may apply to a particular activity.

Public information

Fire safety guidance

Alongside the property register, FSC publishes guidance to help landlords, property managers, businesses and members of the public understand common fire safety responsibilities, terminology, inspections and certification.

Our guidance is general information. Fire safety duties depend on the building, its use, occupancy and applicable legislation, so property-specific advice should be obtained from an appropriately competent person where required.

Independence

What FSC is — and what it is not

The Fire Safety Council is an independent fire safety information and record-keeping platform. It is not a government department, regulator, enforcing authority or emergency service.

A record appearing on FSC does not by itself certify that a building complies with every legal fire safety requirement. The register records information and documentation filed against a property and should be considered together with the relevant professional reports and statutory requirements.
