About this guidance

This guidance is general information. The correct fire safety measures depend on the premises, its use, occupants, fire risk assessment and applicable legal duties.

Where Grade A is encountered

Grade A systems are commonly encountered in HMOs and residential arrangements where risk assessment or housing guidance calls for a more substantial system.

Grade and category are different

The grade describes the system arrangement; an LD category describes the extent of life-safety detection coverage. A specification often needs both.

Testing and servicing

Government sleeping-accommodation guidance describes weekly testing and six-monthly servicing by a competent person for relevant fire-warning systems. Local HMO licensing guidance can add specific expectations.

Records

Keep installation/commissioning documents, service certificates, zone information, faults, repairs and the ongoing test log.

Frequently asked questions

Is Grade A required in every HMO?

No. The appropriate grade and coverage depend on the premises, occupancy, risk assessment, housing guidance and local licensing.

Is Grade A the same as LD2?

No. Grade A describes system arrangement; LD2 describes detection coverage.
