Fire Safety (England) Regulations 2022

The Fire Safety (England) Regulations 2022 introduced additional duties under the Fire Safety Order for responsible persons of relevant residential buildings in England. They came into force on 23 January 2023.

Why introduced

Government states that the regulations implemented the majority of Grenfell Tower Inquiry Phase 1 recommendations that required a change in law.

Duties vary by building

The regulations contain duties concerning resident information, fire doors, plans, external wall information, wayfinding and checks of firefighting equipment. Not every duty applies to every building.

Fire doors

Specific routine fire-door checking duties apply in relevant residential buildings with storeys over 11 metres, while resident-information duties apply more widely.

The regulations sit alongside the Fire Safety Order, Fire Safety Act 2021 and section 156 changes.
